Local SEO

A local SEO report is the document your agency owes you each month. It should prove what was done, show what changed, and connect both to calls and bookings. For which metrics an owner should watch, read is my local SEO working?. This page covers the report itself: the sections, the order, and the evidence each one needs. Google Trends listed "local seo report" as a rising query this fall (+250%). Business owners are clearly asking what they should be seeing.

The 10 sections, in the order they should appear

1. Calls from the Business Profile

Pull these from the Performance tab in your Google Business Profile. Compare against the same month last year, not just last month, because many local services are seasonal.

2. Direction requests

For storefront businesses, this is the closest signal to a visit.

3. Website clicks from the profile

Tag the profile's website link with UTM parameters, such as utm_source=google&utm_medium=organic&utm_campaign=gbp. That way, profile traffic shows up separately in your analytics.

4. Form fills and booked appointments

Count real conversions, not page views. If your report can't show these, the tracking needs fixing before anything else.

5. Map Pack visibility across the service area

A single rank from a single point hides the truth. Proximity is the number two Map Pack factor in Whitespark's 2026 survey. Visibility should be sampled from several points in the area you serve. This is also the honest answer to "local SEO rank checker" searches: one-point rank checks can mislead you.

6. Search Console queries and click-through rate

Look for pages with many impressions but few clicks. We found exactly that on adatekagency.com's town pages: plenty of impressions, near-zero CTR. That finding is what drove our page consolidation.

7. Review pace, rating, and reply rate

Show new reviews this month, average rating, and the percentage replied to. Because customers discount old reviews quickly (BrightLocal 2026), this metric is a monthly obligation, not a quarterly one.

8. Citations built or corrected

List each one with a URL. "50 citations" with no list is not a deliverable. See citation building.

9. Links and mentions earned

List each link or mention with its source. Mentions matter for AI visibility too.

10. AI answer presence

Ask the same five buyer questions in ChatGPT, Perplexity, and Google AI Mode each month. Record whether you were named and which sources were cited. Google notes that traffic from AI features appears in Search Console's Performance report under the "Web" search type (Google Search Central). Method: AI citation monitoring.

What should not lead the report

  • Keyword lists with hundreds of rankings for terms nobody searches.
  • "Impressions up 40%" with no conversion context.
  • Domain authority scores. They're third-party estimates, not Google metrics.

A one-page layout that works

  1. Top line: leads this month vs. the same month last year.
  2. Why: the two or three changes that explain the result.
  3. Work done: a list with links.
  4. Next month: three planned actions.
  5. Appendix: detailed tables.

Questions to ask about any report

  • Which actions this month caused which changes?
  • What did we try that didn't work?
  • What is the single priority for next month?

If your agency can't answer those, compare against our nine traits of the best local SEO companies. If you suspect the work isn't landing, run through is my local SEO working?
