Local SEO
Quick answer: Before hiring a local SEO agency in Bergen County, make them answer four things in writing: what exactly they will do each month, who owns every account they touch, how they will prove results in leads rather than rankings, and what happens when you leave. Any agency that dodges one of these is telling you how the engagement ends.
We are a local SEO agency, so read this with that in mind. But we wrote it anyway, because the thing that hurts this industry most is not competition, it is the wreckage bad agencies leave behind: owners locked out of their own Google profiles, sites stuffed with junk pages, and a lasting belief that SEO itself is a scam. This is the vetting checklist we would hand a friend who runs a business here, whoever they end up hiring.
What should they be able to tell you before you sign?
Exactly what work happens each month
"Ongoing optimization" is not an answer. A legitimate agency can list the actual work: which pages get created or improved, what happens on your Google Business Profile, which listings get corrected, what gets reported. If the deliverables cannot be written down, they cannot be checked, and that is the point of not writing them down.
Who has done this for businesses like yours
Not logos on a homepage. Ask to speak to a current client in a similar trade. An established agency has clients who will take that call. Be more skeptical, not less, of anyone reciting big-brand names to a five-person plumbing company; you are not buying what those brands bought.
How long it takes and what early progress looks like
Honest answers here have ranges and conditions, usually a few months before meaningful movement, faster for profile fixes, slower in crowded categories. We published our own version in this realistic local SEO timeline, and any agency worth hiring will give you something similar without being pushed.
What are the red flags that should end the conversation?
- Guaranteed rankings. Nobody controls Google. A guarantee of "#1 in ninety days" is either a lie or a plan to rank you for a search nobody makes.
- They create your Google Business Profile under their own account. This is the hostage setup: leave, and your profile, reviews, and history leave with them. You must be the owner; they get manager access. No exceptions, no "that's just how we do it."
- They will not say where links come from. If the answer to "how do you build links" is vague, assume purchased networks, which work until they very much do not.
- A proprietary dashboard is the only proof. Real results show up in tools you own: your Search Console, your analytics, your call log. A dashboard only they control shows you what they choose.
- Pressure to sign a long contract today. Discounts that expire tonight are for people who benefit from you not sleeping on it.
- They badmouth every previous agency without explaining what they will do differently. Diagnosis is cheap. Ask for the plan.
What should reporting actually look like?
Three properties separate real reporting from theater. It measures business outcomes: calls, form fills, direction requests, not just rankings, which are a means to an end. It is verifiable in accounts you own. And it includes what did not work, because in any honest engagement some things will not, and an agency that never reports a miss is editing reality. Rankings still belong in a report; they explain the outcomes. They just do not get to be the headline. If you want the fuller question list, we keep one in the eight questions that matter.
Does the agency need to be local?
Honestly, no. A good remote agency beats a bad local one every day of the week. What local buys you is accountability you can drive to, knowledge of how the towns around here actually connect, and the option of a face-to-face meeting when something matters. What it does not buy you is a pass on every question above. Vet a Hackensack agency, ours included, exactly as hard as one three time zones away. More on separating good from bad in how to find a good local SEO company.
The pre-signing checklist
- Get the monthly deliverables in writing.
- Confirm in the contract that you own your Google Business Profile, your website, your domain, and your analytics.
- Ask for a current client reference in a similar business and actually call.
- Ask how they build links and write the answer down.
- Ask what happens at termination: what do you keep, what gets handed over, how fast.
- Ask what they will report when something does not work.
- Sleep on it. Any offer that cannot survive one night was not an offer.
