Local SEO for Contractors: 9 Steps for Service-Area Businesses Without a Storefront

Local SEO
Contractors rank in Google Maps differently from storefronts because most are service-area businesses. You go to the customer, so Google expects your address hidden and your service area defined. Get that setup right, then win on reviews, project proof, and response speed. This applies to remodelers, electricians, painters, landscapers, and other trades. For trade-specific playbooks, see our guides for roofers and HVAC companies.
Local SEO for Contractors
Local SEO for contractors and home service businesses without a storefront: hide your address correctly, set service areas, earn reviews and win jobs nearby.
The 9 steps
1. Set up as a service-area business
If customers don't come to your location, Google requires you to hide your address (Google SAB help). Running a home-based business with the address visible risks suspension.
2. Define a realistic service area
Google allows up to 20 service areas. It recommends staying within about two hours' driving of your base. For ranking, tighter is better. List the towns where you actually want jobs, not the whole state. In spread-out townships like Wayne or West Milford, name the sections you actually serve. See hyperlocal SEO.
3. One profile only
Google allows one Business Profile per metro area. A second "branch" profile at a relative's address is a fast route to suspension. If it's already happened, see the appeal guide.
4. Pick the category that matches your money job
"Kitchen remodeler" and "general contractor" pull different searches. Choose the primary category for the job type you want more of, because that one field decides which searches you're even eligible for (Whitespark 2026).
5. Show proof from real jobs
Post job photos with short captions naming the town and the work, such as "Bathroom remodel, Fair Lawn." On your website, publish project pages with before-and-after photos, scope, and timeline. Project pages are genuinely local content, which thin town pages are not.
6. Ask for reviews at the finish line
Send the review link by text the day the job wraps, while the customer is happiest. A homeowner who says "they rewired our 1950s Teaneck colonial" gives Google and AI more to work with than "great service." Never script reviews.
7. Build one strong page per service, then add local proof
Contractors often build 50 pages like "plumber in [town]" that differ only by the town name. Google's spam policies treat that pattern as doorway abuse (Google). We saw it ourselves when an office furniture dealer's service-area pages needed rewriting. Our own town pages earned impressions but almost no clicks. Structure tips: trade pages vs. town pages.
8. Get listed where homeowners verify contractors
That means your state license lookup, the BBB, Houzz, Angi, Nextdoor, and supplier "certified installer" pages. These double as citations and links. See citation building.
9. Answer fast
Contractors lose more leads to slow callbacks than to bad rankings. Set a same-business-hour response goal. Use call forwarding or an answering service for job-site hours. See 9 leaks between ranking and the phone ringing.
Should contractors use Local Services Ads too?
Often yes, especially for urgent trades. Local Services Ads charge per lead, not per click. Google may credit leads it judges low quality (Google LSA help). See LSA vs. local SEO for when each wins.
Contractors and AI recommendations
When a homeowner asks ChatGPT for a reliable contractor in their town, the answer leans on review content, license listings, and local mentions. Consistent facts across those sources make you an easier recommendation. See what NJ industries are winning in AI search.
